Oregon eviction rules

Oregon was the first state to enact statewide just-cause eviction protections (SB 608, 2019) and statewide rent control. The 10-day pay-or-quit window is longer than most jurisdictions.

Tenant has 10 days to pay back rent and avoid eviction under ORS 90.394.

Self-help eviction

Illegal

Illegal under ORS 90.375. Penalty is twice the actual damages plus two months' rent.

Just-cause eviction

Required

Oregon's SB 608 (2019) made it the first state with statewide just-cause eviction protections after the first year of tenancy. Landlords must specify a recognized cause to terminate.
